About

Docket tracks the deadlines that decide whether a 1031 like-kind exchange succeeds. When you sell relinquished property, two clocks start: 45 calendar days to identify replacement property, and 180 calendar days to close. Docket computes both from your closing date, applies the tax-return-due-date cap that shortens the window for late-year closings, and counts down to each date with color-coded urgency. The free tier tracks one exchange with the full timeline, the effective-deadline cap, an editable document checklist, and one 7-day reminder per deadline. A one-time $14.99 Pro unlock adds unlimited exchanges, custom and multiple reminders, the replacement-property identification tracker (three-property, 200 percent, and 95 percent rules), and JSON / CSV export and import. Everything runs on the device: no account, no cloud, no ads, and the Pro unlock is a one-time purchase, not a subscription.

What it does

  • Computes the 45-day identification and 180-day exchange deadlines as calendar days, matching IRS timing

  • Countdown with color-coded urgency for every exchange
  • Per-exchange document checklist, from the qualified-intermediary agreement to the Form 8824 reminder
  • Offline deadline reminders via local notifications
  • Works entirely on the device: no account, no cloud, no ads, no analytics

Accuracy and limitations

Docket tracks the dates and documents you enter. It does not provide tax, legal, or investment advice, does not calculate taxes, gain, or basis, and is not a substitute for a qualified intermediary or a professional advisor. The 45-day and 180-day periods are counted as calendar days from the day after the relinquished transfer, with no weekend or holiday extension, matching IRS timing; the effective deadline is the earlier of the 180-day date and your federal return due date (including extensions), which you enter. Confirm every date with your qualified intermediary and tax advisor.
